Sylvania is about 12 miles north of our headquarters at 423 Tomahawk Dr in Maumee, a 15 to 20 minute drive up I-475 and US 23. It’s an easy, regular run for our crews, not an out-of-the-way trip.
That keeps repairs simple. We can inspect a leak within a reasonable window, plan the work around the weather, and come back after the next rain to confirm everything is dry. Sylvania homeowners get a roofer close enough to be accountable. The same goes for homes in the surrounding Sylvania Township, outside the city limits.
Sylvania’s original plat was presented in 1836, and the village was incorporated in 1867. For its first century it grew slowly around Ten Mile Creek and Main Street, and the Sylvania Historical Village downtown still preserves a railroad depot and an 1800s log home from those years.
Then the city took off. Sylvania’s population rose 113.2 percent from 1950 to 1960 and another 131.9 percent from 1960 to 1970. Growth slowed sharply after that, and the city held steady at 19,011 residents in 2020, with 8,191 housing units on under 7 square miles.
That boom set the roof clock for a huge share of town. Thousands of ranches, split-levels and two-story homes went up in a 20-year window, and those houses are now 55 to 75 years old. Most are on their second, third or even fourth roof, and the decking, framing and ventilation underneath are original. Many still sit on their original plank or early plywood decking. Olander Park’s 28-acre pond and the wooded stretches along Ten Mile Creek also give parts of town a heavier tree canopy, and those shaded streets see more moss and clogged gutters than open subdivisions do.
When a roof has been replaced several times, the shingles may be fine while the structure beneath them isn’t. Original decking can be brittle, delaminated or rotted near the eaves, and nails stop holding. That’s when you see nail pops, soft spots and leaks that seem to move around.
Mid-century homes also picked up low-slope additions, enclosed porches and family rooms over the years. Shingles need enough pitch to shed water, and on a nearly flat section they leak at the first heavy rain. Those areas need the right membrane system, not more shingles.
Chimneys on mid-century homes are a frequent weak point too. Many were flashed with materials that have long since corroded or pulled away from the brick, and some have been patched with roofing cement more than once. Cement hardens and cracks within a few seasons, so the leak comes back. A lasting repair replaces the step and counter flashing and addresses a cracked chimney crown if there is one.
Skylights are another common source. Many were added decades ago, and their seals and flashing wear out long before the surrounding roof. A careful repair addresses the actual failure point, whether that’s decking, a low-slope section, a skylight or an attic that was never properly vented.
Sylvania is a regular stop for our crews, and we want the homes we repair here to stay dry long after we leave. If something isn’t right, we’re a short drive away and we’ll make it right under our workmanship warranty. Call (419) 639-7663 to schedule a free inspection and itemized estimate.
